Cotino: Disney’s Enchanting Community in Rancho Mirage

California’s Coachella Valley is renowned for its breathtaking mountain vistas and an array of outdoor pursuits. Yet, it’s the region’s rich architectural heritage that adds an extra layer of allure, particularly for those with an eye for design. As the birthplace of midcentury modernism and home to iconic architectural gems, the greater Palm Springs area continues to captivate with its blend of forward-thinking design and practicality. Among the latest additions to this landscape is Cotino, a Disney-backed community that promises to infuse magic into everyday living.

Originally slated as Cotino Bay, the project faced setbacks due to financial struggles among its initial investors. However, in 2018, EC Rancho Mirage Holdings, led by a Canadian private equity firm, acquired the land for $75 million. Teaming up with DMB Development, the vision for Cotino began to take shape, receiving city approval in 2019 and heralding a new chapter in Rancho Mirage’s story.

Drawing inspiration from the area’s rich history and landscape, Cotino is the inaugural Storyliving by Disney community in the region. These communities, a collaboration between Disney Imagineers, developers, and select homebuilders, aim to encapsulate the essence of Disney’s ethos and legendary service within residential neighborhoods. With meticulous attention to detail, Cotino is designed to foster a sense of community and enchantment, elevating the concept of modern living to new heights.

With grading now complete, the first homes by builder Shea Homes are expected to be ready by January 2025, marking a significant milestone in Cotino’s development. Boasting a diverse range of home designs, Cotino offers something for every taste and lifestyle, from single-family homes to luxurious condos, ensuring that each resident finds their own slice of paradise.

Central to Cotino’s allure is Cotino Bay, a 24-acre “grand oasis” lagoon set to open its shores to guests in 2026. With a pristine beach available for a fee, Cotino Bay promises to be a haven for relaxation and recreation, further enhancing the community’s appeal.

However, such grand aspirations require solid infrastructure, and the recent approval of $50 million in bonds by the city council signifies a crucial step forward. These funds will finance essential upgrades, including streets, sewers, and utilities, laying the foundation for Cotino’s growth and prosperity.

While EC Rancho Mirage Holdings and its affiliates will initially bear the burden of repaying the bonds, future homeowners will also contribute through annual special taxes. These taxes, which vary based on home size, are projected to be a modest percentage of a property’s assessed value, ensuring that the financial impact remains manageable for residents.

Importantly, the city emphasizes that these bonds do not constitute its debt, placing the responsibility squarely on property owners within the special district. With careful planning and transparency, Cotino aims to create a thriving community where residents can live, work, and play in harmony.

As the vision for Cotino begins to materialize, it represents more than just a residential development—it’s a testament to the enduring allure of Disney’s magic and Rancho Mirage’s timeless charm. With each home that rises and each street that takes shape, Cotino stands as a beacon of possibility, inviting residents to embark on a journey where dreams truly do come true.
